The importance of your property being regularly inspected.
A couple of years ago Sandra and I were out doing routine checks on our landlord’s properties. Our next stop was a smart apartment in central Milton Keynes. I rang the bell and was rather surprised when I was greeted by a tall, attractive, scantily clad lady who rather abruptly advised us that we should first report to reception, downstairs!!
We declined to do so, recovered our composure and left. We did however, go on to evict the tenant as it was obvious, they were running a “business” from the flat!!
We had received no complaints from neighbours, and the flat was spotlessly clean and well maintained; obviously a high-class establishment!!
This rather humorous example shows the importance of regular physical property visits. If your letting agent is waiting for complaints from neighbours to let them know there is an issue it can cause you a major problem. We inspect your property in the first 6 weeks of a new tenancy and then, as a minimum, every 3 months after that for the duration of the tenancy. This allows us to make sure they are looking after things well and that no essential maintenance issues develop and are not reported.
