One Month’s Deposit

As standard you will only have to pay one month’s deposit to move into one of our landlords homes. Your deposit is held safely as part of the Tenancy Disputes Protection Scheme.

FAQs

  • I AM RECEIVING HOUSING BENEFIT; CAN YOU HELP ME?

    Possibly.  If you receive help with your rent, in most cases you will need a financial guarantor.  You will both have to pass our referencing criteria but if you are able to do so, then, yes, we can help.

  • I’VE GOT A PET, CAN HE/SHE MOVE IN TOO?

    As long as the property is suitable for a pet, and the landlord does not have any issue with it, then as an Agency, we are happy to consider your request.

  • WHAT HAPPENS ON THE DAY I MOVE IN?

    Prior to you moving in,  the property will have been checked and cleaned to ensure it is ready for you.  On the day your tenancy begins we will meet you at the house and provide you with all the paperwork you need, the correct number of keys, an explanation of how things work and 2 copies of the inventory.  We will also contact the Utility suppliers for you and give them accurate meter readings.

  • WHAT HAPPENS TO MY DEPOSIT?

    Your deposit is retained by Anglo American but is held in a bonded account in accordance with the Client Money Protection legislation and registered with The Tenancy Deposit Scheme. You will be given a certificate which shows how and where it is held with its own unique reference number.

  • HOW LONG CAN I STAY?

    Although the maximum length of an Assured Shorthold Tenancy we can issue is 12 months, all our properties are available for the longer term.  Occasionally a landlord’s circumstances will change, we cannot influence that, but most of our tenancies last for several years.

  • CAN I REDECORATE?

    Whilst the property does not belong to you, we would like to think you regard it as your home.  If you would like to change things around a bit, or put up some pictures, please ask.  We are happy to consider it and can usually agree to most sensible requests

  • WHAT HAPPENS IF I HAVE A PROBLEM?

    Call us!  We provide you with a contact number which is available 24/7, 365 days a year and we have a fully insured maintenance team ready to deal with any emergency, whether big or small.

  • WILL I GET MY DEPOSIT BACK?

    Your deposit cannot be used for anything other than unreasonable wear and tear or unpaid rent, and only then at the end of your tenancy.  Prior to the day you leave, we will have advised of anything you need to do to enable us to return your deposit.  On the day you leave we will meet you at the house and provided everything is in order and the rent is not in arrears, your deposit will be returned to you, by cheque, the following day.
