  • I AM RECEIVING HOUSING BENEFIT; CAN YOU HELP ME?

    Yes, we can now use elements of your Universal Credit claim as income for referencing, although you may still require a financial guarantor if there is a shortfall in your income.

  • I’VE GOT A PET, CAN HE/SHE MOVE IN TOO?

    Pets are members of our families and consent to keep a pet will be given so long as the property is suitable for your pet and your pet is suitable for the property.

  • WHAT HAPPENS ON THE DAY I MOVE IN?

    All contract and compliance documents are provided digitally prior to you moving in. We will ensure the house is clean and compliant. On the day you move in we will meet you at the house to hand over the keys and talk you through the location of stop cock, fuse boxes etc and ensure you are able to use the heating/hot water. We will take all meter readings and notify the relevant suppliers.

  • WHAT HAPPENS TO MY DEPOSIT?

    Your deposit, equal to one months rent is retained by Anglo American but is held in a bonded account in accordance with the Client Money Protection legislation and registered with The Tenancy Deposit Scheme. You will be given a certificate which shows how and where it is held with its own unique reference number.

  • HOW LONG CAN I STAY?

    We strive to ensure all our properties are available for long term rental, we will never move a tenant into a house where we know the landlord is attempting to sell.
    From the 1st May 2026, all tenancies will be Assured Periodic tenancies, with no fixed term end date.

  • CAN I REDECORATE?

    Whilst the property does not belong to you, we would like to think you regard it as your home.  If you would like to change things around a bit, or put up some pictures, please ask.  We are happy to consider it and can usually agree to most sensible requests

  • WHAT HAPPENS IF I HAVE A PROBLEM?

    Call us!  We provide you with a contact number which is available 24/7, 365 days a year and we have a fully insured maintenance team ready to deal with any emergency, whether big or small.

  • WILL I GET MY DEPOSIT BACK?

    Your deposit cannot be used for anything other than unreasonable wear and tear or unpaid rent, and only then at the end of your tenancy. Prior to the day you leave, we will have advised of anything you need to do to enable us to return your deposit. On the day you leave we will meet you at the house and provided everything is in order and the rent is not in arrears, your deposit will be returned to you, by bank transfer, the following day.
