Goodlord speeds up the entire process of securing a new tenant with their helpful, easy-to-use online platform with a streamlined application process that includes e-signing and e-payments that can be completed from anywhere in the world.
Goodlord also carry out robust referencing checks online, including bank-grade ID checks, allowing us to select the best possible tenants for your property.
In addition to this, they provide us with our vital Rent Protection and legal Insurance, updates on all changes to the law that will keep us all compliant, as well as a comprehensive digital paper trail of your signing process so that all information and details are kept at hand.
Finally, Goodlord will also automatically manage utility switches every time someone moves in and out. They work with Scottish Power and will automatically inform them of the dates that one tenancy ends, and another begins, along with the correct meter reads for those dates. They won’t pass on any costs for this and will even pay any charges arising as a result of standing meter charges.

HOW MUCH IS IT GOING TO COST ME?
We have a very simple and transparent pricing structure. The rent we achieve for your property will include a £20 premium, inclusive of VAT in lieu of advance fees to the tenant. Our commission of 10% plus VAT will be charged on the balance.
No other charges are levied to you throughout the term of this, or any subsequent contracts or future tenancies.
We believe in fairness and transparency and the above pricing structure not only keeps you in line with legislation, it’s also fair on you and your tenants.
AND yes, you read correctly, that we charge no other fees for managing your property.
ARE ALL YOUR TENANTS REFERENCED?
Yes, all prospective tenants must pass our stringent referencing criteria as well as proving their Right to Rent in the UK (if applicable). It’s vital your property gets the best possible tenants, who will not only pay the rent on time but treat your property with respect.
MY RENT MUST BE GUARANTEED THEN?
Yes, for as long as the tenant remains in residence in the property, we can guarantee to pay your rent in full each month.
WHAT ABOUT LEGAL COVER?
Yes, once our tenants are successfully referenced, the insurance we then have in place not only guarantees your rent, but provides the legal cover we may need to pursue possession. This insurance now also covers us for any costs involved in pursuing an expired Section 21 notice for possession.
IS MY RENT MONEY SAFE?
Yes, we are fully compliant with all Client Money Protection legislation
WHAT HAPPENS WHEN THE CENTRAL HEATING BREAKS DOWN?
All tenants are given our contact number, which is available 24/7, 365 days a year. In the event of any maintenance issues they will call us in the first instance. In the majority of cases we can resolve the problem quite easily, either by sending Alex round with a radiator key, checking boiler pressure and some common sense or by instructing one of our team of fully insured contractors.
In the case of a more serious problem which may incur greater expense we will discuss options with you before spending your money. We do not retain funds on account to cover maintenance costs nor do we charge any mark up, kick back or arrangement fee on invoices.
WHAT DO I NEED TO DO AS A LANDLORD?
To be honest, once you have instructed us to market and manage your property, not much! You do need to make sure you have permission to let from your mortgage provider (if applicable) and also the correct landlord insurance in place. We deal with the remainder of the 154 different pieces of legislation that apply, a figure which is sure to rise, from making sure the property is accurately and fairly marketed to ensuring that all the correct documents are provided to the new tenants.
HOW OFTEN WILL YOU PHYSICALLY VISIT MY PROPERTY?
One of the most important things we do, once the tenant has settled into their home, is regular visits. As part of our obligation to you, our landlord, we always visit within the first 6 weeks of a new tenancy and then, as a minimum, every 3 months after that, for the duration of that tenancy. This allows us to make sure your tenants are looking after things well and that no essential maintenance issues develop and are not reported.
You may be surprised to know that sometimes tenants do not call for fear of being thought of as a nuisance tenant; we always make sure they know that we would rather they called to report something that turns out to be insignificant, rather than leave it until it becomes a major problem. Alex is out and about in Milton Keynes every day and would rather call in somewhere to put all our minds at rest, that way we can prevent small issues turning into much bigger problems.
As well as helping us get to know our tenants, it also allows us to make sure that tenants are adhering to the terms of their contract!
Without the visit on that morning we would not have known what was happening there and been able to take the appropriate action to stop it.
