Coronavirus Update 25/3 - Landlords

We understand you will be finding it a worrying time and are concerned about receiving rental payments from your tenant(s) going forward. We would like to reassure all our landlords that all at Anglo American are here to help and support you.

You may have seen the announcement from Government on how landlords and tenants will be supported during the Coronavirus pandemic. We are still waiting for further detail and as soon as we receive these we will update you all via our website . It is inevitable that many tenants are going to struggle to make their monthly rent payments on time and options for deferring the monthly amount will need to be looked at. We are working with our tenants and directing them to the various websites and links that are offering help dependent on specific circumstances. We are however, making sure that they are aware, that whatever we are able to do to help in the short term, any unpaid rent will still be owed and will need to be repaid within an agreed timeframe. We are still waiting for further information from Rentshield who provide our rent guarantee and legal cover. They are still providing all of the cover that we have in place. It may be that the way in which we do so changes slightly, for instance we may have to allow a little more time before we invoke it, but in the very worst case scenario, we will be able to utilise it to make sure that you don’t suffer any long term financial losses.

In the meantime we are writing to all tenants asking them to keep lines of communication open with us should they face difficulties paying their rent and advising them of the need to claim Statutory Sick Pay and Universal Credit if they are eligible, confirmation of further assistance for the self employed is still pending. We will liaise with the tenant should they be unable to meet rental payments on your behalf and will provide our expertise to help you get through this national emergency.

For now, adhering to government guidelines on preventing the spread of infection, we will not be attending any routine property inspections or non urgent maintenance callouts. Our team of contractors remain willing to attend in an emergency where safe working practices will be followed. We are also awaiting guidance on fulfilling our responsibilities with regards to expiring gas safety certificates and EPC’s.

We are working from our homes as much as is possible but the office telephone number remains the same 01908 321819. It will automatically divert to either Alex or Sandra and your calls and emails will be answered and responded to as normal. The out of hours emergency line also remains open 24/7.
