These headlines that hit the press caused panic amongst landlords who were left feeling like they had been hit with yet another hammer blow, HOWEVER, headlines are designed to sell newspapers and are not linked to what will actually happen in the real world. I wanted to bring some calm to the situation and let you know that YOU HAVE NO NEED TO PAINC!
Here’s why….
No fault, Section 21’s have become unfit for purpose, an over complicated and long-winded process following extensive changes to the law a couple of years ago, so their demise is no bad thing.
As a landlord you still have plenty of other sections of notice which you can serve on a tenant dependant on specific reasons, rent arrears, breach of contract etc, which are faster to enforce.
Our regulator NALS, is always at the forefront of consultation on changes to the law, so we will be well informed of the likely consequences of any changes. We even received an update this morning updating us that landlords will be able to use a section 8 notice should they need to sell or move back into a rental property. So, as you can see the headlines above are not accurate and, should you need to gain control of your property, there are still very sensible options available to you.
